The lower zones, are genuinely walkable to the marina, Playa del Cristo and the Old Town. The very upper Puerto de Estepona villa zone is not. Daily services, restaurants and the beach all require a short drive from the upper zone. This is not a criticism; it is a distinction that matters when comparing lower and upper Seghers properties at apparently similar prices.
Much of Seghers’s residential stock dates from the 1980s and 1990s. Character, mature planting, established community, it also that some buildings require modernisation and that older apartment specification will not match a contemporary new-build. Buyers seeking the latest energy standards and home automation as standard should focus on new-builds and comparable modern product.
The Estepona municipality’s electricity grid is operating at capacity in early 2026. Sandtons manages this verification as standard in every new-build transaction. but buyers should understand this as a non-negotiable due diligence step before any off-plan commitment.
Playa del Cristo is one of Estepona’s most popular beaches. In July and August it is noticeably busier than in shoulder months. For full-time residents, the eastern beaches; Playa de la Rada, Playa del Saladillo, are easy alternatives. For summer-only buyers, manage expectations accordingly.
The honest test of any neighbourhood is not August - when every destination looks like it is at its best. The honest test is October.
Spend three days in Seghers in October. Walk to Playa del Cristo on a Tuesday morning with no crowds. Have dinner at the marina on a Wednesday at 9pm and notice who is eating;residents, not tourists. Walk through the Puerto de Estepona villa zone on a Thursday afternoon and notice the quietness.
